ThruLine Co.

Strategic Growth Advisory for Multifamily, SFR & PropTech

The problem is rarely just marketing.

ThruLine Co. connects customer behavior, operational reality, data, technology, and brand to find what is slowing growth and build the strategy that moves it.

For real estate operators and the PropTech companies building what comes next.

(01) Who We Help

Built for both sides of the real estate equation.

Operators understand the business but often struggle to connect the signals. PropTech companies understand the product but do not always understand how real estate buys, adopts, and creates value. ThruLine works across both sides.

For Multifamily & SFR Operators

Your leasing, marketing, maintenance, resident experience, and technology decisions are producing signals every day. We connect them to uncover what is driving conversion, retention, reputation, and portfolio performance.

For PropTech Companies

A strong product is not enough. We help PropTech companies translate innovation into a problem operators recognize, a story buyers believe, and a go-to-market strategy that reflects how the industry actually makes decisions.

Strengthen Your Go-to-Market →

(02) The Opportunity

Everything is connected. Most organizations are still measuring it separately.

Marketing sees campaigns. Leasing sees lead quality. Operations sees occupancy. Maintenance sees work orders. Technology sees adoption. The customer experiences all of it as one journey.

When those signals stay separated, teams spend more, move slower, and solve symptoms instead of causes. Operators miss growth hiding inside the portfolio. PropTech companies build features without connecting them clearly to buyer value.

ThruLine looks across the system before prescribing the solution. We find the pattern, define the strategic choice, and connect it to a commercial outcome.

We turn scattered signals into commercial value.

(03) How We Work

One line from signal to strategy to execution.

Every engagement follows the same discipline. Start with what is actually happening. Connect the evidence. Make the strategic choice. Stay accountable to what it moves.

Read the Room

Start with the people living the experience: prospects, residents, onsite teams, operators, buyers, and users. We listen before we prescribe.

Connect the Dots

Bring together signals across marketing, leasing, operations, maintenance, customer experience, product usage, and technology. The pattern is rarely visible in one dashboard.

See Around the Corner

Translate the pattern into strategic choices about positioning, customer experience, go-to-market, measurement, technology, and AI.

Draw the Line

Turn the strategy into priorities, ownership, and action. We stay close enough to ensure the work does not die in a slide deck.

(04) Capabilities

Different ways in. One connected strategy through.

Engagements can begin with one urgent problem or a broader business mandate. Either way, the work is designed to connect across functions and move a measurable outcome.

The ThruLine PMA

CMO judgment without adding another full-time layer.

In real estate, PMA usually means Property Management Agreement. At ThruLine, it also means Portfolio Marketing Advisor.

The ThruLine PMA gives owners and operators ongoing senior marketing oversight across portfolio performance, customer experience, technology, data, and agency partners. It is lighter than a fractional executive role, deeper than a one-time consultation, and grounded in the operating reality of the portfolio.

We review what is already in motion, identify what is helping or slowing performance, pressure-test major decisions, and keep the team focused on the work most likely to create value.

(05) About Sparkle

I have worked every side of the customer journey.

I started as a leasing agent at a property that smelled like beer kegs and Otis Spunkmeyer cookies. If you know, you know.

From there, I moved through onsite operations, regional leadership, HR, marketing, customer experience, and the C-suite. I helped scale a single-family rental company from approximately 5,000 to 55,000 homes, led marketing and customer experience for an 80,000-unit multifamily portfolio, and helped build and position PropTech products from the inside.

That range changed how I see marketing. A lead problem may begin in maintenance. A conversion problem may begin with the brand promise. A technology problem may actually be an adoption problem. A strong PropTech product may stall because the buyer cannot connect its features to an operating outcome.

I built ThruLine to connect what organizations usually examine separately and turn that wider view into strategy people can act on.

Connecting the dots is not a new service for me. It is the work I have always done.

Tell me where growth is getting stuck.

Maybe your portfolio is generating demand but losing it before the lease. Maybe the resident experience is affecting reputation and retention. Maybe your technology stack is expensive but disconnected. Maybe your PropTech product is strong but the market is not understanding its value.

Bring me the problem that does not fit neatly inside one function. That is usually where the through line begins.
